Tanking projects are never easy, but the commercial team at Elivate Ltd did an incredible job for one of our boutique hotelier clients in Poole, Dorset.
I don’t know if you can really see from the photos but this underfloor space was less than 4 feet in height and the team spent 2 long weeks, often 12 hours a day working in this space to enable our client to have the bedroom back and available within an exceptionally tight deadline.
The client initially identified damp in the room and after a couple of attempts at redecoration, we were called in to assess the problem. The underlying space was 300mm deep in seawater and an awful lot of rubble from the original construction. This beautiful hotel is only a few metres away from the estuary that comes into Upton Lake.
The works were carried out in February this year so not ideal in terms of getting the space dry for works to begin, but once the water was pumped away and the acro props sent in the team set to tanking this area to cover the access points for the water ingress. The oxidised pipes were then all be replaced and the team could begin the work on creating a concrete base and building the block piers and getting the supporting beam in place (remember all of this work is being done working on their knees!)
The Permagard tanking membrane could then be attached to the walls and the floors overlapping the gully’s. The client needed a belt and braces job, so a sump and pump was included in this space in case there was any future ingress of water.
So the room would remain occupied the team installed a new hydraulic access point in the corridor, this will enable the maintenance team in the hotel to access the underfloor area in a safe way to check the pump is operational and for future maintenance.
